Before entering in a discussion or transaction regarding real estate, you should understand what type of agency relationship YOU WISH to have with that agent. Realtors are required to disclose if they are an agent for the seller or a buyer's agent. Call me if you want to have your own agent. The seller will have professional representation....Will You?
Buyer's Tips
Representation- Choose a realtor who can represent you in the transaction & not just the seller.
Financing-Prequalification- a MUST! I can make this fast and painless. It is unfair to you and to sellers to look without determining a target price range that you qualify for.
Finding your Dream Home- I will listen to your needs and search for homes tailored to your lifestyle, price, size, locale, etc. I will search the Multiple Listing Computer for all homes on the market. I can also help you with new construction and for sale by owners.
Making The Offer- The average sales price is 98% of the asking price, however full price can be necessary, not foolish. Low offers often hinder negotiations. A deposit or Earnest Money is deposited into an escrow account when acceptable terms are reached, which will be applied toward the purchase price. The larger the earnest money the more the sincerity is showed and sometimes betters negotiating power.
After the Contract is Signed- You can lean heavily upon my expertise. I will help you with inspections, walk-through, utility hookup, and the closing.
Closing- I will coordinate closing with all parties and the attorney company, and always arrange to attend your closing.
